Resort Living in Hartamas

Hartamas Regency I, located in the Sri Hartamas neighbourhood, offers condominiums with a resort-style flavour to discerning buyers looking for a combination of location and access in a sought after for a combination of location and access in a sought after?up-market package.

Taking shape on a four-acre freehold parcel along Jalan Khidmat Budi that connects Jalan Sri Hartamas I to Segambut, the project undertaken by Kota Mulia Sdn Bhd, a member of the PJD Holdings Group, comprises 244 condos housed in a U-shaped block staggered 13- to 18-storeys high.

Available in three-, four- and five-bedroom designs, most buyers can be confident of finding a unit that will suit their lifestyle requirements and budgets.

The three-bedroom type A designs with built-up areas starting from 1,181sq ft which represents the entry-level unit of Hartamas Regency I are pegged from RM335,600.

The four-bedroom type B, C and E on the other hand have built-up areas of 1,467sq ft, 1,831sq ft and 1,929sq ft respectively. Pegged from RM507,300 to RM676,000, these units with three bathrooms, also come with a utility room and a laundry yard.

There are also eight types of A and B units located on the fourth floor fronting the pool and the other recreational facilities that come with extra space. Ranging from 169sq ft to 835sq ft, the extra space comes in the form of an external courtyard. Based on the extra space, prices of these units range from RM643,900.00.

Larger families looking for even more space can consider the types H duplexes. The two units of type H that come with five bedrooms and four bathrooms in a built-up area of 2,250sq ft are pegged from RM858,000.00.

Hartamas Regency I will also have a full range of condo facilities in an extensively landscaped setting. These, among others, include a swimming and wading pool, sauna, jacuzzi, gym, a cafeteria and convenience store, a multi-purpose hall, launderette and a kindergarten.

To cater to the more security conscious market, the development will be providing the Supervisory Control and Data Acquisition (Scada) security system. The Scada system incorporates the provision of a home alarm system for each unit in its set-up which includes touch-card access barriers at entry and exit points, keypad access to lift lobbies, emergency panic buttons in each unit and motion sensor-equipped perimeter fencing.

Service charges for the management and maintenance of the common areas and facilities have been pegged at 19sen per square foot for the first year. Buyers will be allocated two car-parking bays per unit housed in a three-level podium block.

PJD Management Services Sdn Bhd senior general manager of marketing and operations Lim Lian Seng said the launch of the project which took place over the last weekend was actually brought forward to enable the purchasers to enjoy the stamp duty waiver that will be expiring on June 30.

"If we wait for the completion of the show units before releasing the units for sale, purchasers will be deprived of the opportunity to enjoy a substantial amount of savings," he explained.

Based on the waiver of the stamp duty which would be applicable not only to the sale and purchase agreement but also to the loan documentation and memorandum of transfer of the title of the property, a prospective buyer can potentially save as much as RM6,253 for the for the lowest priced unit and RM23,115 for a penthouse.

Access to the development is also set to improve. Currently the project is accessible from Jalan Sri Hartamas 1 and Jalan Duta. But this is set to be enhanced with the completion of two roads that will link Jalan Khidmat Budi and Jalan Kuching, the completion of which is expected by the end of this year.

Lim also said that another two access roads - linking the development to the older part of Sri Hartamas and Mont' Kiara is expected to complete June 2004.

"We are uncertain as to the commencement of work but we have been notified by the relevant authorities. We have also been asked to make a contribution to its construction, which we will be doing when the times comes," he said..
