Here is a project the image doctor would prescribe for status conscious urban professionals in search of the right address for a home in the Klang Valley. As its name suggests, Hartamas Regency I is located in the coveted Sri Hartamas neighbourhood of Kuala Lumpur, a short drive from the Desa Sri Hartamas commercial precinct. This trend setting stratified development taking shape on a four-acre freehold parcel along Jalan Khidmat Budi that connects Jalan Sri Hartamas 1 to Segambut, offers 244 resort-style condominiums. Developed by Kota Mulia Sdn Bhd, a member of the PJD Holdings Group, the units in Hartamas Regency I are housed in a U-shaped block staggered 13 to 18 storeys high. Available in seven contemporary layouts each with differing built-up areas, the units cater to the various space requirements and budgets of buyers who share the common desire to buy into one of the Klang Valley's most sought-after residential locations. The three-bedroom type A units with built-up area of 1,181sq ft are pegged from RM335,600. The four-bedroom types B, C and E layouts on the other hand with built-up areas of 1,467sq ft, 1831sq ft and 1,926sq ft respectively are pegged from RM507,300 to RM663,000. There are however, eight types A and B units located on the fourth floor fronting the pool that come with extra space. Ranging from 169sq ft to 835sq ft, the extra space comes in the form of an external courtyard. Based on the extra space. prices of these units that would enable buyers to soak up the resort feel of the development range from RM335,600 to RM587,200. Prospective buyers looking for even larger built-up areas can consider the types H duplexes. The two units of type H that come with five bedrooms and four bathrooms in a built-up area of 2,250sq ft are pegged from RM808,000. In line with its resort theme, developer Kota Mulia will be providing a full range of condo facilities in an extensively landscaped setting. These among others include a swimming and wading pool, sauna, jacuzzi, gym, a cafeteria and convenience store, a multi-purpose hall, launderette and a kindergarten. Also to be in place upon completion of the project in three years' time is the advanced Supervisory Control and Data Acquisition (Scada) security system. The Scada system which incorporates the provision of a home alarm system for each unit also includes in its set-up, touch-card access barriers at entry and exit points, keypad access to lift lobbies, emergency panic buttons in each unit and motion sensor-equipped perimeter fencing. Car parking for the project comes in the form of a three-level podium block where each unit will be allocated two bays and penthouse will be allocated three bays. Service charges for the management and maintenance of the common areas and facilities have been pegged at 19sen per square foot for the first year. A sales preview of the project was held last weekend notwithstanding the fact that the show units are only scheduled for completion by the end of July. PJD Management Services Sdn Bhd senior general manager of marketing and operations Lim Lian Seng said the launch was held earlier than originally scheduled to enable purchasers to enjoy the stamp duty waiver that will be expiring on June 30. "If we were to wait for the completion of the show units, purchasers will be deprived of the opportunity to enjoy a substantial amount of savings," he explained. Based on the stamp duty waiver, a prospective buyer can potentially save as much as RM6,253 for the lowest priced unit to RM23,115 for a penthouse. Access to the development is a major draw aside from its location in Sri Hartamas. Currently accessible via Jalan Sri Hartamas 1 and Jalan Duta, the project will by year-end enjoy the convenience of two new roads that will link Jalan Khidmat Budi to both Jalan Duta and Jalan Kuching. Lim also said that another two access roads - linking the development to the older part of Sri Hartamas and Mont' Kiara is expected to complete June 2004. "We are uncertain as to when work will commence but we have been notified by the relevant authorities to make a contribution for its construction, which we will be doing when the times comes," he added.
