Hartamas Regency | delivers a resort setting with a technological slant

A marriage of technology and a resort-like setting awaits buyers in one of the latest offerings coming out of the Sri Hartamas in Kuala Lumpur.

Representing PJ Development Holdings Bhd's first foray into the high-end segment of the residential market, Hartamas Regency I offers buyers 244 resort condos in a 18-storey block with two wings sited on a 3.5-arce freehold parcel off Jalan Sri Hartamas I.

Developed by Kota Mulia Sdn Bhd, a subsidiary of PJ Development Holdings the project comprises 11 units on each floor; these are served by six high-speed lifts and five staircases.

Potential buyers can select from seven different designs that come with three, four or five bedrooms. Of the seven, four are of standard variety with built-up areas ranging from 1,467sq. ft to 1,929sq. ft, while the remaining three designs are penthouses with built-up areas of between 2,250sq. ft and 2,953sq. ft.

The standard units are priced from RM507,300 to RM676,000 while the penthouses are expected to be pegged at RM858,000.

Each standard unit will be allocated two covered car parks while the penthouses will be given three. Maintenance is expected to be 19 sen per square foot for the first year and 23 sen per square foot for subsequent years.

The Balinese influenced Hartamas Regency I is designed to have a resort-like setting characterised by verdant thematic landscaping and a host of recreational facilities such as a swimming pool, wading pool, jacuzzi, gym, cafeteria, 24-hour security, convenience store, multi-purpose hall, laundrette and sauna.

"The project is the result of an extensive study of market needs and aims to meet current living standards. Besides that, it's residents also get to enjoy many advanced e-home features" said PJ Development Holdings group executive chairman Datuk Dr. Dzulkarnain Shafiee.

One of the e-home features is the SCADA E-Security, which includes CCTV with history recording, perimeter wall sensors, smart card access and audio/video intercom. Another is the Regency Smarthome - a sophisticated home automation system that enables a resident to monitor and control the home when it is out.

The third features is the broadband e-community, whereby through an exclusive website, residents can carry out transactions such as banking and grocery-shopping from the comfort of their homes.

Other extra features to be provided by the developer include smoke detectors in the kitchens, clothes dryer in the yard, centralised gas point, concealed air-conditioning wiring and piping and emergency backup electricity supply to common areas and individual units.

Hartamas Regency I is located along Jalan Sri Hartamas I and is accessible via Jalan Duta, Jalan Sri Hartamas, Jalan Kuching, Sprint Highway and the New Klang Valley Expressway (NKVE).
