A slew of incentives await buyers

If variety is your cup of tea, look no further than PJ Development Holdings Bhd's (PJD) range of property units on display at Mapex 2006 Kuala Lumpur. Whether gated-and-guarded, landed or highrise, all are available.

And, in conjunction with the exhibition, the developer has created schemes to make ownership more affordable, such as discounts, home alarm packages and easy downpayments.

With a 40-year track record in property development, hotels and leisure management and construction, the Bursa Malaysia listed PJD has so far received four ISO 9002 certificates in recognition of its qualities.

One of the projects on show at the exhibition is its Endah Puri Condominium located in the matured enclave of Sri Petaling in KL, which is easily accessible via the Shah Alam Expressway, Middle Ring Road II or the Federal Highway. It is also a stone's throw from the Star LRT's Bukit Jalil station and National Sports Complex.

The project, the last of the company's Endah series, is being built on a three-acre site, and offers 292 units in two blocks, of which only 32 units are still available at prices ranging from RM260,000 to RM356,000.

Endah Puri will contain an array of amenities including a split-level swimming pool, cascading wading pool, children's playground, gym and multi-purpose hall.

For those seeking a more exclusive address in the upmarket Sri Hartamas locale, PJD is also developing Hartamas Regency 2, a 210-unit, 20-storey condominium. With some 60 per cent sold, only 84 units are left.

This project is also designed with the same dedication to quality and comfort that has become the group's trademark.

Besides being a premier choice for high-end living as a result of its proximity to international schools, shopping malls as well as a growing population of expatriates, Hartamas Regency 2's buyers can also expect a range of facilities such as swimming and wading pools, squash courts and a sauna.

Landed residential units are also available from PJD, in the form of Laman Oakleaf, a 10.6-acre project in Taman Bukit Utama, Ampang, which is some eight kilometres from the Kuala Lumpur City Centre. However, prospective buyers had better not dilly-dally.

All the 28 units of double storey semi-dees here have already been sold and only eight of the 62 units of double storey terrace houses and 30 of the 44 units of two-and half storey terrace houses are still available.

A series of lucrative incentives await buyers.

For the Endah Puri units, buyers who pay a RM1,000 commitment fee are entitled to two free covered car-parking bays, two ari-conditioners and plaster ceiling worth RM8,000.

For the Hartamas Regency 2 units, Malaysian buyers who make a low down payment will also be entitled to a furnishing package plus, for typical units, RM30,000 cash for interior renovation.

Foreigners will have to pay a downpayment of five per cent, but they can expect to receive an immediate 15 per cent guaranteed rental return, followed by a six per cent return over three years. They will also receive sponsorship for the Malaysia, My Second Home scheme now under the Tourism ministry.

For Laman Oakleaf houses, buyers will receive an RM8,000 discount and a rebate of RM10,000 for introducing another buyer.
